Ehituskitsendused kehtivad erinevat tüüpi kaitsevööndites. Kaitsevööndite suurus ja ehituskitsenduste iseloom neis on määratud erinevates valdkondlikes õigusaktides. Eksisteerivad ehituskitsendused, mis on seotud tehnovõrkude, loodusobjektide, muinsuskaitsealade, ranna ja kalda, raudtee, veekaitselade jms kaitsevöönditega. Planeerimisseaduse järgi võib ehituskitsendusi kinnisvarale sätestada järgmiste plaanide alusel: linnades ja alevites ning teistel detailplaneeringu kohustusega aladel ja juhtudel detailplaneeringu alusel; üldplaneeringuga detailplaneeringu kohustuseta aladel.

Construction restrictions are in force in different types of proteced zones. The size of protected zones and the chartacter of construction restrictions in these zones are defined in many "thematic" legal acts. There are construction restrictions related to protected zones of utility networks, natural objects, heritage conservation areas, shores and banks, railways, water proetction areas, etc. Planning Act says that any restrictions arising from law may be established for immovable property on the basis of the following plans: on the basis of an adopted detailed plan where preparation of a detailed plan is mandatory; on the basis of an adopted comprehensive plan where preparation of a detailed plan is not mandatory.
