Kohtuullinen hyöty

national definition:

Lakiperusteinen käsite, jolla viitataan maanomistajalle kuuluvaan etuun käyttää maataan kohtuullista hyötyä tuottavalla tavalla.
Jos maa asemakaavassa tai rakentamisrajoituksen takia yleiskaavassa on osoitettu muuhun tarkoitukseen kuin yksityiseen rakennustoimintaan eikä maanomistaja sen vuoksi voi kohtuullista hyötyä tuottavalla tavalla käyttää aluettaan, kunta, tai joissakin tapauksissa valtio, on velvollinen lunastamaan alueen tai suorittamaan haitasta korvauksen.

Reasonable return

english definition:

A statutory term referring to a benefit belonging to the landowner to use his land area in a manner generating reasonable return.
If an area in a local detailed plan or due to a building restriction in a local master plan is designated for a purpose other than private construction, and the landowner cannot therefore use the area in a manner generating reasonable return, the local authority, or in some cases the State, is required to expropriate the area or pay compensation for the harm.
