Kadastrālo vērtību bāze ir kadastrālās vērtības aprēķinam nepieciešamo vērtību raksturojošo datu kopums - bāzes vērtības un korekcijas koeficienti, kas, pamatojoties uz nekustamā īpašuma tirgus datu analīzi, noteikts kadastra objektu grupai vērtību ziņā nosacīti viendabīgā teritorijā - zonā. Kadastrālo vērtību bāzi apstiprina Ministru kabinets. Kadastrālo vērtību bāzi reģistrē Kadastra informācijas sistēmā. Kadastrālo vērtību bāzes izstrādē ievēro valstī atzītās nekustamā īpašuma vērtēšanas standartos noteiktās vērtēšanas metodes - darījumu salīdzināšanas metodi, ienākumu kapitalizācijas metodi un izmaksu metodi. Informāciju par nekustamā īpašuma tirgus darījumiem izmanto vismaz par diviem pēdējiem gadiem. (Nekustamā īpašuma valsts kadastra likums)
cadastral value base
english definition:
The cadastral value base shall be a set of data characterising the value necessary for calculation of the cadastral value - base values and correction coefficients, which, on the basis of analysis of data of the immovable property market, has been specified for the group of cadastre objects in terms of values within a relatively homogenous territory - zone. The base of cadastral values is approved by the Cabinet of Ministers. The base of cadastral values is registered in the Cadastre information system. In the development of the base of cadastral values assessment methods specified in the standards for assessment of immovable property recognised in the State is observed - the method of comparing transactions, income capitalisation method and method of costs. Information regarding transactions of immovable property transactions is used at least for the last two years.
