Tetthet

Profesjonsrelatert betegnelse på fysisk tetthet på den enkelte byggetomt eller i et avgrenset område, se byggetomt, tomt, vanligvis angitt som forholdstall mellom varianter av bygd gulvareal og grunnareal, se arealbruk, arealbruksintensitet.Den fysiske tettheten i planlegging, uttrykt som grad av tomteutnyttelse eller tilsvarende i et større område, kommer primært til uttrykk gjennom planbestemmelsene. Som juridisk bindende direktiver for byggesaksbehandlingen vil planbestemmelsene kunne angi ett eller flere mål for grad av utnyttelse, og spesielt i detaljplanene supplert med andre krav til utforming av byggverkene i form av bygghøyder, krav til tak- og fasadeutforming m.v.

Built-up density

Professional characteristic of the amount of floor-space area on the building site or a delimited area, cf. Building site, Plot, usually denoted as a ratio between variants of calculated floor-space and the size of the site or area, cf. Land use density , Land use intensity.In planning the built-up density denoted as the degree of a plot’s or an area’s exploitation for building purposes is primarily regulated through planning provisions. As legally binding directives for the Building permitting (cf.), the Planning provisions (cf.) will some how have to include one or several measures for the exploitation of the area. Particularly in the detailed plans, these measures are supplemented by one or several design requirements relating to building heights, the shaping of roofs and facades etc.
