Tomt

Tomt er i planlegging en lovfestet betegnelse på et areal eller et jordstykke, som en avgrenset eiendom eller som et areal hvor både eiendomsgrenser og reguleringsgrenser, eller bare reguleringsgrenser definerer avgrensningen.

Som eiendom har en tomt vanligvis begrenset utstrekning hvor størrelsen på arealet er definert av grensene mot naboeiendom. Som byggetomt, se denne, gjelder reguleringsgrensene. Det areal som reguleringsgrensene eventuelt vil kunne redusere eiendomstomten med vil følgelig komme i fradrag ved beregning av byggetomten. Det betyr at det tomtearealet som brukes til beregning ved grad av utnytting er det som ligger innenfor begge typer grenser, for byggetomt og eiendomstomt, eventuelt bare for byggetomten.

Plot

In planning a statutory characteristic of an area or normally a piece of land, either as a delineated property or an area of which both property borders and regulatory borders, eventually only the latter category, define the delineation of the Building site (cf.).

As property, a plot is usually understood as a quite limited piece of land where the area is within the borders towards the neighboring properties. As building site, the regulatory borders demarcating the land use decide the area for building purposes. The regulatory borders will eventually create a marginal area towards the property borders that will reduce the property plot (to the building site). It means that the area used for calculating degrees of utilization is the area within both categories of borders, eventually only for the building site.
