Spridd bebyggelse

national definition:

Begreppet spridd bebyggelse står för områden med bebyggelse i form av enstaka gårdar, hus eller mindre grupper av hus utspridda i landskapet.
Begreppet spridd bebyggelse kan tolkas som en motsats till begreppet samlad bebyggelse. Enligt plan- och bygglagen får man utanför område med samlad bebyggelse utan bygglov uppföra mindre tillbyggnader av bostadshus och uthus. Man får också bygga helt fristående komplementbyggnader i omedelbar närhet till bostadshuset. Bygger man närmare tomtgränsen än 4,5 m måste dock berörda grannar godkänna det. Områdesbestämmelser kan upprättas för att reglera bygglovsplikten inom spridd bebyggelse.

Dispersed settlement

english definition:

The term dispersed settlement means areas where the settlement is in the shape of individual farms, houses or smaller groups of houses scattered throughout the landscape.
The term dispersed settlement can be interpreted as the opposite of the term a (continuous) settlement. The Planning and Building Act states that smaller additions to dwellings and outhouses can be constructed without building permits in areas outside continuous settlement. It is also permissible to construct free-standing complementary buildings in the immediate vicinity of the dwelling. If construction takes place nearer than 4.5m of the plot boundary the neighbours that are affected must give their approval. Area regulations can be set up to regulate the need for building permits in areas of dispersed settlement.
